How Much Is The Landscape Deposit?The landscape deposit collected by the FHHOA at closing is $5,000. If a landscape plan is pre-approved by the ARB prior to closing and the management office has received written confirmation of such approval at least five (5) days prior to closing, the landscape deposit is $2,500. No landscape deposit is required on properties where approved landscape has been previously installed by either the builder or seller.

When Is The Landscape Deposit Refunded?Except for pre-approved landscape plans, the management office will refund landscape deposits in two (2) phases: $2,500 when the management office has received written confirmation by the ARB of an approved landscape plan, and, $2,200* when the ARB has inspected and verified in writing to the management office that the landscape has been completed and installed according to the approved plan. *A $300 review fee will be deducted from the final landscape deposit refund in accordance with the Governing Documents and Design Guidelines.

What Mailing Address Does The Association Use?Unless documents received by the management company from the title company on a property transaction state otherwise, the Member's Flying Horse mailing address is used for all communications, notices and billing. The County Assessor's property records are used in the event mail is returned to the Association as undeliverable. Members should ensure that the management office has current contact information on file -- click

What Covenant Restrictions Are A Focus At this Phase Of The Community's Development?
All covenants are enforced by the Association. Here are three (3) that are the most common:
1.) Restrictions regarding signage use, size and placement. Download Signage Policy.
2.) Restrictions regarding basketball hoops -- no portable hoops are permitted. See the Design Guidelines for requirements regarding permanent basketball hoops and play courts.
3.) Parking restrictions -- no commercial, recreational or hauling type vehicles or trailers are permitted anywhere in Flying Horse.
