#1 -- How Much is the Current Common Assessment?
The Common Assessment for fiscal year 2008 is $900.00.  The Assessment is billed by the Association and payable quarterly ($225.00) to the management office.  Members have until the 10th day of the new quarter to pay their assessment bill; late fees applied thereafter.

#2 -- What Does The Common Assessment Fund?
Each year, the Board of Directors adopts a budget with four (4) main components:
  • Maintenance Expenses -- pays for upkeep of the Common Areas
  • Trash & Utility Expenses -- funds weekly trash & recycling services for the Members;  pays water and electric charges for irrigating the Common Areas
  • Administrative Expenses -- covers management fees and office overhead related to Association administration, covenant enforcement and architectural review; insurance premiums, legal fees
  • Replacement Reserve -- for the replacement of Common Area improvements (fences, walls, mailbox kiosks, etc.) over their useful life (30 - 40 years)

#5 -- Where Do Landscape Plans Get Submitted?
All questions and landscape plans for Architectural Review Board (ARB) review should be directed to:

#6 -- How Much Is The Landscape Deposit?
The landscape deposit collected by the FHHOA at closing is $5,000.  If a landscape plan is pre-approved by the ARB prior to closing and the management office has received written confirmation of such approval at least five (5) days prior to closing, the landscape deposit is $2,500.  No landscape deposit is required on properties where approved landscape has been previously installed by either the builder or seller.  Click here for a copy of the landscape refund policy.

#7 -- When Is The Landscape Deposit Refunded?
Except for pre-approved landscape plans, the management office will refund landscape deposits in two (2) phases:  $2,500 when the management office has received written confirmation by the ARB of an approved landscape plan, and, $2,200* when the ARB has inspected and verified in writing to the management office that the landscape has been completed and installed according to the approved plan.  *A $300 review fee will be deducted from the final landscape deposit refund in accordance with the Governing Documents and Design Guidelines. 

#8 -- What Mailing Address Does The Association Use?
Unless documents received by the management company from the title company on a property transaction state otherwise, the Member's Flying Horse mailing address is used for all communications, notices and billing.  The County Assessor's property records are used in the event mail is returned to the Association as undeliverable.  Members should ensure that the management office has current contact information on file -- click Change Contact Info to update this information.

#9 -- What Covenant Restrictions Are A Focus At this Phase Of The Community's Development?
All covenants are enforced by the Association.  Here are three (3) that are the most common:
1.) Restrictions regarding signage use, size and placement.  Download Signage Policy.

2.) Restrictions regarding basketball hoops -- no portable hoops are permitted.  See the Design Guidelines for requirements regarding permanent basketball hoops and play courts.

3.) Parking restrictions -- no commercial, recreational or hauling type vehicles or trailers are permitted anywhere in Flying Horse.

#10 -- Does The Association have Anything To Do With The Club @ Flying Horse, Or The Park?
The Club is a separate entity from the Association.  Contact Wendy McHenry (              719-494-1222       ) for more information.  Barefoot Park and Angel Mist Park are currently available for informal, non-reserved and reserved use by Flying Horse residents and the general public.
